Seeking honest feedback on Avelon Boulevard Arjan

Hi, I am currently looking to buy a property in Arjan to rent and I am interested in Avelon.

Overall location of Arjan is quite nice with proximity to schools, mall and the growing community feel, but I want to get some real boots-on-the-ground feedback before committing.

If you currently live in Avelon, have previously owned a unit there, or have managed properties in it, I would love your honest insights on a few specific areas:

Build Quality and Maintenance: How are the chiller system, plumbing, and common area upkeep?

Has there been any recurring issues with water leaks, wall cracks, central AC breakdowns, funny sewage smell etc.. ?

Management Team: How responsive is the building management when maintenance issues arise?

Rental Market: What is a realistic rental bracket for 1 BR units there?
