Home not selling

We're selling our home in Vancouver, WA in a really nice upscale neighborhood and I'm genuinely confused by the response.

Stats so far:

Listed about 5 weeks.

Originally listed at $849,900, reduced to $824,900. Originally bought around 730k few years ago

Had tons of views online and only a few showings and no offers

-All showing feedback was great saying the house is really beautiful in great condition, but they want a downstairs bedroom or something else that its missing.

-We only had the house a few years and put a bunch of money into remodeling. We are already not breaking even at this price.

Over $100k in remodeling, no HOA, and on a 1/4-acre lot.

I've also noticed that most of the two-story homes in our neighborhood are sitting, while one-story homes seem to be going pending much more quickly.

For agents and recent sellers

re buyers in today's market heavily favoring one-story homes or main-floor bedrooms?

Does this sound more like a pricing issue or simply a thin buyer pool for larger two-story homes in the $800k+ range?

If you had strong online engagement but very few showings, what would you do next?

Would you hold the price longer, reduce again, or pull the listing and relist in spring if it doesn't sell by fall?

Trying to figure out if we're missing something obvious or if this is just the reality of the current market. And just to clarify the house is beautiful and the pictures are good so that's not the issue.
