If you're shopping single family? Here's where sellers are actually flexible this week
Five single-family markets (South Park Hill, Cole, West Highlands, Country Club, and Congress Park) are all showing more coordinated seller price flexibility than the rest of the single-family market this week. Reduction activity across all five is running well above what's typical.
South Park Hill has the best data behind it: 5 closed sales in 90 days, a 3-month supply read, and a trailing reduction rate running around 45% of active inventory, but sellers are still holding a slight edge. That combination (heavy reductions plus sellers still winning) tells you demand is absorbing the discounts about as fast as they appear.
Volume in the other four is thinner, so treat any one price point as a rough guide. But five separate neighborhoods showing the same pattern at once is a more trustworthy signal than any single one of them alone.
If you're in this price range, ask for recent price history on anything you're serious about. Sellers here have shown more willingness to move than their asking prices suggest.
Anyone had luck negotiating in any of these five specifically?
