House has three major issues. Seller will credit for 2, partial to potential half credit for third. Should we proceed?
So we are under contract currently and went through inspection, a decent list of smaller issues like no GCFI outlets, need a fireproof door between garage and house, a fan running by extension cord in the garage etc that were fine with
There are 3 major issues however. The septic tank isn’t draining, water was getting into the electrical box, and the well is pumping 2.2g a minute.
We got a quote for a new septic tank and new electrical box, and the seller is willing to credit for both of these.
For the well, the seller will pay for the current quote to replace the pressure tank, but will not pay to fix the entire issue. We may get them to pay for half the cost or towards a solution such as an external tank for the water to come from.
Looking for opinions, should we proceed? It’s nice we can get 2/3 major issues fully covered but we just want to make sure we don’t get over our heads
