FS25 - extreme lag in menus

This has been happening for close to 2 months for me. In the game playing/farming is totally fine. No lag. FPS is good. But anytime I'm in the menus, it's like every click or every few seconds the UI is frozen for several seconds. Scrolling through any menu is painful, clicking on anything in the map takes seconds, etc.

Nothing is popping out in the log as unusual. I've tried disabling pretty much all script mods and I even removed some vehicles that I thought were problematic.

I thought it was maybe something in my save but it's across saves.

Is anyone else running into this? Any problematic mods that cause issues with the menus that someone knows about? It's driving me insane.

Is there any way to see what is happening while I'm in the menu? Some kind of debug log or activity log? Like I said, nothing obvious in the main log.
