How to talk to agent about price?
My brother and I inherited my mother's home when she died last July. We went through probate and eventually cleared out the house. We had the interior painted except for 1 bathroom. New kitchen flooring, new stove, microwave, new carpet in her bedroom, pressure washed, and any fixes needed were repaired.
She lived in an older subdivision but her home is in the newer part, but still 25 years old. She has a large level back yard and the home has been very well maintained.
The problem is the price. It's too high for the area. The realtor is the one who sold her the house and has a great reputation in the area. My mother wanted us to use her. Two other homes in the area went up for sale at 595,000 and 545,000 about 2 weeks before we put my mother's house on the market. I have looked and looked for months at comparable and it is simply overpriced. The realtor priced it at 545,000. We did get her to drop it by 10k a month ago. The house need new carpeting upstairs and on the stairs. The kitchen has the oak cabinets. The hiyse has only been shown 4 times in 2 months. I think it should be priced at 485,000. The realtor says no because we don't want to.look desperate. We're paying 700 more or less each month and soon will be low on funds.
My brother doesn't live here and will do whatever the realtor says? How do I discuss this with her without getting her upset or angry? She's 80.
Should I invest more and carpet the upstairs? I think.i should but the realtor says give a carpet allowance. I also think the bathroom should be painted. I even thought of painting the oak cabinets. I don't know if these changes will affect the selling price but the only comments we've had are outdated and not move in ready.
Thank you for reading this much. I just don't know how to handle this. My mother was 99.5.
