Red flag or no big deal

I'm a FHB in the process of buying an apartment and the AGM minutes provided in the section 32 are from May 2025.
I found out by calling the owners corp myself that there is a more recent meeting from April this year which the agent keeps failing to send me after repeated requests. He could just be incompetent though.
The minutes from last year are all dandy and there's plenty in the reserve. My building inspector also didn't find anything major so do I risk it and purchase? If there are any surprises I'm screwed financially.
