Out of state investor looking at Memphis rentals, how do you manage from far away?

I live in California and the cash flow numbers on Memphis rentals look way better than anything in my market, so I am seriously considering buying one or two there. The thing holding me back is I obviously cannot be there to handle maintenance, tenants, or inspections. For the out of state folks here, how are you managing remotely and who handles things on the ground for you? Need someone I can genuinely trust since I cannot drive over.
