NYC/Long Island first-time buyers: are you actually checking the down payment assistance programs?
This is the thing I watch buyers leave on the table the most. In my day job at a title company (Cornerstone, here in the city), I'm on the backend of these closings, and I'll see someone stretch to scrape together every last dollar for a down payment without realizing there was real assistance they qualified for the whole time. If you're buying in the five boroughs, NYC's HomeFirst can put up to $100,000 toward down payment and closing costs for eligible first-time buyers, and it covers co-ops and condos, not just houses. Nassau and Suffolk run their own smaller versions when funding's open. The catch is they're eligibility-gated (income limits, a homebuyer education course, owner-occupancy) and funding rounds open and close, so verify before you bank on it. Mostly posting because "I didn't know that existed" is the saddest thing I hear at a closing table. Anyone here actually use one, and how did it go?
