Am I wrong believing the home owner should have an inspection conducted prior to listing?
Not sure how much the home buying process differs per state, but am I wrong to believe that the home owner should be the one ensuring their dwelling is up to code and proper prior to listing? Why does the buyer need to waste time, push contingencies after an inspection because you find all these homes with nonpermitted construction, improper repairs, etc. It just makes the process take longer and feel rushed IMO. VS if it was the obligation of the owner to ensure everything was inspected and major issues were already handled it'd all be clear for the buyer to risk what still needs fixing? Why does all the risk have to fall on the buyer when the seller would still most likely be profiting anyways. If someone is buying a beater just to demolish and flip then who cares
