Buying new home, inspection, repairs...
So were buying our first home and everything went pretty good, no major issues. The inspection company highlighted these AC issues ORANGE, so not priority. We still asked the owner to repair/replace the issues found in the inspection. I'm attaching a few photos. Its a two story 208 build in central Florida, with a dual zone dual ac system. One of the ac cores outside has a golf ball size hole in it? I'm not sure how as the metal grate surrounding it is fine. There was also some corrosion on the outdoor lines, looks like the insulation has been chewed away and copper exposed? They sign an addendum to the contract, and had someone come out under their home warranty that's good through 2030 (and being signed over to us, somewhat scammy). We just got the report and NONE of the stuff in the photos was fixed, it looks like he just replaced a 5$ fuse and called it a day.
We know the owner does not want to spend any more money. Theyre paying for a fumigation/tenting, and starting a new sub termite bond, so we are getting some things. Im just wondering if this gives us a out? its florida, hot as f, and we don't want to be buying a new ac in a few months.
are these images concerning? is it not really going to effect the ac?
