What’s the best way to maximise income per minute?

When I started playing I focused on the communal rooms (lounge, restaurant, spa). Then I shifted focus to restaurant because most of my income went there. Last weekend I shifted focus to target all the cheapest items and work my way up like that.

I’ve got all the floors unlocked, and all the room except the house pet.
