I have few questions regarding purchase land in coimbatore

I am planning to buy a plot in coimbatore now and thinking buying by taking a loan.. budget upto 70 lakhs....

I initially discussed with few builders and most of them are expecting to pay the amount in half cash .... I cannot do that since I am going via loan, is there any builder who accepts complete loan? Had anyone had good experience with those builders while buying... Since this is my first time I am hesitant how to proceed... Another problem i see is ground water issue... I am only looking for plots outside cbe even if it's like 20km far from junction I am okay... But not able to find a proper plot where I can buy using loan... Any suggestions would be of great help
