What’s the process to sell a house in NY?

Hi everyone!

I own a townhouse in the Hudson Valley area in NY and unfortunately my husband and I are going through a divorce and we will be selling our house soon. I’m pretty type A and I’m getting anxious as to what to expect when you sell a house and I was wondering if someone could give me a quick breakdown of what the process is to sell a house in NY?

Things to note:
-I will not be making any repairs I’m willing to negotiate a concession or price change or any work that may need to be done but I’m not putting more money into this house;
-I’m aware what my current mortgage is at, no liens, all taxes paid and up to date.

I’m more looking for what the general process is? Anything I should prepare for? and what fees are typically expected from the seller’s at closings?
