Need Guidance Listing My Property on Airbnb (Islamabad DHA Phase 2)

Hi everyone,
I’m looking for some guidance from experienced Airbnb hosts in Pakistan.
I have a property on GT Road, right next to Giga Mall in DHA Phase 2, Islamabad. I have three floors available, and each floor has:
3 rooms
2 shared bathrooms (not attached)
1 kitchen
1 lounge/living area
I’m planning to convert it into an Airbnb rental, but I’m completely new to hosting.
I have a few questions:
How do I register as an Airbnb host?
What’s the process for listing a property?
Are there any registration or listing fees?
What documents are required in Pakistan?

One more question I have is about air conditioning and electricity costs.

Since I live in Dubai, I’m not very familiar with how most Airbnb hosts in Pakistan manage AC usage. The building has a solar system installed, but I’m still unsure about the best approach.

How do you usually handle AC for guests? Do you leave it unrestricted, set usage limits, install inverter ACs, use smart controls, or include everything in the nightly rate? If the property is running on solar, does that make a significant difference, or are there still issues with electricity costs?

Any tips or mistakes to avoid for a first-time host?
I’d really appreciate any advice, recommendations, or resources from people who have experience hosting on Airbnb in Pakistan.
Thanks in advance!
