How to Handle New Fee Structure.
Hi
I know there are a lot of posts on the simplified fee plan going mandatory, and for me it is not that big of an issue, though I find the implementation of it all wrong.
First I booked my own airbnb a few weeks ago, and it did not even click that there was no cleaning fee or airbnb portion. I looked at the map and saw the prices (which never changed regardless of what screen I was on what is how it should have been from the start) and then I saw the nightly price x nights and the taxes.
I did not get mad and go, "Wow, the host is charging so much" as the one I took was the cheapest listing that fit all my "wants." In the end I really only care about total price. Seeing fees broken down, can be interesting to see; it usually turns to disgust or outrage for me.
For instance when you see a flight and it is $300 and you look at the breakdown and see things like convenience fees and all these other BS fees and then you realize the base fare is like $20. It just makes me mad.
What I don't like about this is that we have to account for the Airbnb fee in our pricing ourselves. When it was just 3% I did not think about it, I knew when I set my price to $100 a night I would get around $100 and never really thought, "oh I need to account for that $3".
Now that it there is another 15% on top of it, that is a big difference. As now, I could lose close to $20.
I don't know why they can't make it. You set all your numbers, and then they just tag on their % automatically. I mean, they built a whole transition tool to help you convert your pricing to the new pricing so you don't lose any money, so they obviously know the hosts are not going to eat this cost.
As a host how do I go about setting my pricing so I don't get in a trap of forgetting the Airbnb fee and taking a huge loss?
I was thinking of going in and setting my base price, what I always have, at $100 to $115-$118.
I use the rules for my months and then increase or decrease based on my base price.
I then would have to increase my cleaning fee as well.
The problem I am seeing, though, is if I set my base price higher and then use their conversion tool I am not sure if it will then apply both, and all my numbers will just be wrong.
How are people going about this?
I wish they really just did this per region. I am going to hold off till September as right now I am in my high season, and I don't want to muck anything up. If they would have looked at the region, they could have timed it to happen in the slow season for each area.
