Honest question about Rohan Corporation's projects. Worth the price, or paying way over for the brand?
Hey all. Been looking at plots and properties around here for a few months now. Want to actually build and settle, not flip anything. And one name is on basically every layout board and every second FB ad, which is Rohan.
Here's my honest problem. Every time I get to their asking rate, the maths just doesn't add up. Plain converted, khata clear land nearby goes for one number, and the moment it becomes a Rohan layout the per cent rate is almost double. I keep trying to talk myself into it. Brand, clean title, gated setup, resale, all of that. But I genuinely can't tell if the premium is real, or if I'm just paying for a gate, a rendering and a good Instagram page.
So before I call a broker and get the usual shiny pitch, I want the real ground reality from people who've actually dealt with them. Any project, any location, plot or flat.
Their projects I know of (add whatever I'm missing):
- Rohan Estate, Mukka
- Rohan Enclave and Rohan Avenue, Surathkal
- Rohan Estate, Pakshikere
- Rohan Marina, Surathkal
- Rohan City, Bejai
What I actually want to know.
- If you bought into one of them, looking back, was the price fair or does it sting a bit now? Did the paperwork come clean, khata, RERA or MUDA, conversion, mutation, all in your name without a fight? And did the stuff in the brochure actually turn up, the roads, drainage, water, amenities, or is it still "phase 2, coming soon"?
- If you looked and walked away, what was the dealbreaker? Just the price, or something about the paper, the company, the location? And where did you end up instead, happier there?
- And if someone genuinely thinks the premium is worth it, I want to hear that too. Not being sarcastic. If the title and the build quality are actually a step above the random plot next door and it holds value, tell me, I'll take that side seriously.
Appreciate any real ground reality checks.
