Leasehold flat with two leases registered under separate titles

Debt & Money

I've purchased a leasehold flat that has two leases registered under different titles. One of the leases is a newer lease from when the property converted to a share of freehold with owners having one share each in the ltd company owning the freehold.

However the conveyancer only listed one of the leases in the leasehold report (the newer lease). I queried the second lease at exchange as was told the contract would be hand amended to include both leases. The titles for both leases reference each other in the price paid section and also on the mortgage charge. I am receiving and paying service charge demands (newer lease) but not £50/year ground rent under second older lease.

Nearly 8 months after completion the freehold ltd company has asked for confirmation that notice has been served on the landlord of the second lease so that they can issue share certificate.

Is this a normal situation that a conveyancer would be familiar with?

Any suggested wording I should use to check on the current situation with serving notices on any parties who should have bee served, and progress with updating titles at the land registry? (Titles are still in sellers name.)
