Hi everyone,
I’m a commercial cleaner and I maintain two private schools in Texas.
One of the schools has about **5,000 sq ft** of **textured commercial linoleum** (about one year old). The texture is much deeper than it appears in the photos, and dirt gets trapped inside the grooves.
During regular cleaning I vacuum first and then mop. For the annual deep clean I have a **Kärcher BR 30/4 scrubber**, but I’m trying to find the most effective professional process.
My biggest issues are:
embedded dirt in the textured surface;
black rubber scuff marks from students’ shoes;
I don’t want to damage the factory finish;
I want a process that is used by professional custodians, not just household cleaning advice.
I’m looking for recommendations on:
Which professional deep-cleaning chemical would you use?
Do you pre-spray the floor and let it dwell before scrubbing?
How long do you let the product dwell?
Would you use a scrubber like the Kärcher BR 30/4 or a different method?
Which product has given you the best results on textured commercial linoleum?
Photos are attached.
I’d really appreciate advice from school custodians or commercial cleaning professionals who have dealt with this type of flooring.
**If you could only choose ONE professional chemical for this job, which one would it be and why?**
Thank you!
