Seeking investors/JV partner/advice for rural start up
Hey everyone,
I am a local entrepreneur looking for a mix of advice and a potential Joint Venture (JV) capital partner for a new business launch in Southern Ontario.
The business model requires a rural acreage property. I am looking for a financial partner who can secure the primary mortgage and hold title.
What the structure looks like on my end:
I will be living on-site full-time to operate the business, providing 24/7 property management, security, and caretaking.
I am bringing upfront capital as a non-refundable option deposit / closing cost contribution.
The business operates on a steady, recurring monthly revenue model that easily offsets the property's carrying costs.
The goal is a structured 24–36 month buyout exit strategy with a built-in appreciation premium for the investor.
For the experienced JV investors here: Is a 24-36 month lease-to-own structure the cleanest way to set this up, or should I be looking at a different corporate share structure?
If you are an Ontario investor interested in a passive, high-yield opportunity with a built-in, live-in operator, please DM me for details. Thanks!
