How do you know what really happens during apartment tours?
I want to know how larger property management companies are handling sales coaching today. Once you have leasing teams spread across multiple communities it feels almost impossible for regional managers to really know what's happening during tours. A manager might visit one property for a few hours every month but that's only a small snapshot of what the team is doing. Most of the feedback I've seen comes from CRM notes weekly meetings mystery shops or what the leasing consultant remembers after the tour.
The problem is those don't really tell you why one prospect signed a lease and another walked away. You know the outcome but you miss everything that happened during the conversation. We started looking at platforms like Rilla that let managers review real prospect conversations instead of relying on notes and memory. Now I am thinking why this isn't more common in property management because it seems like you'd get much better coaching from actual interactions than from a recap after the fact. Every leasing consultant has a different style. Some ask great discovery questions. Some handle pricing objections well. Others build rapport almost without trying. It feels like there's a lot to learn from the top performers but it's hard to capture those moments and share them across the whole team.
