Fun Idea for a What If Story

This isn’t in Earth 616 and doesn’t generally follow a continuity, but, I have this idea in my head that Aunt May passes away and leaves Peter an entire apartment complex. As Peter and MJ are checking out the building when the disgruntled X-Men arrive, with all of their belongings. Why? Because Deadpool decided to “help” Venom recover a piece of the symbiote that was hidden in the X-Mansion for some reason by using stolen Stark tech and by “help”, I mean destroying the entire X-Mansion in the process and then fleeing the scene in a beat up chimichanga food truck. So, Peter and MJ find themselves as the landlords of the X-Men. What do you guys think?
