I built a 100% free tool with the only purpose of helping buyers
Ok so what's the problem I'm solving for you? Access to the right information. All of it, everything necessary to buying a house, in one place.
Currently, you see a property on Rightmove and then you book a viewing, you like it, you offer and maybe get a survey. If you don't get a survey, it's not until you moved in that you realise you either overpaid and your neighbour paid 50k less, it's in a flood risk or no one ever get's planning on that street (there's a load more information obviously). And if you do get a survey, you can spend £1,000 to just to find out why you can't get it.
My idea is that you see a property you like on Rightmove, search the street name or property address into Truecost.live, fact check it where you effectively get a survey in 30 seconds, and if all checks out, you book a viewing and don't have to waste £1,000 on a survey or £100,000's on moving in to find out what's wrong. If you don't know the address then do the street search, like what you see? Go on the viewing and find out the full address, then check TrueCost before making an offer.
- We have our our own valuation formula for every property
- Financial Horizon Calculator where we predict a properties value in 3/5/10 years
- Including personalised mortgage costs built into the forecasting
- And you can add your own finance's to get an affordability score which includes your mortgage rates, council tax, bills, property insurance, all of it.
- Last sold price of that property and it's entire sale history.
- Nearest comparable sales with their sold price, date, sq ft and £/sqft
- Planning intelligence, to see all nearby planning applications, filtered by type, approved/rejected, you can even type in what you want to do and get it to tell you if it's got a high or low chance of being accepted. (This is actually my favourite part by no one uses it)
- Nearby schools with ratings
- Local amenities, parking
You can either search an address, a street or a full postcode.
We don't have advertising or any subscription model, I honestly think this is a really big help to buyers and hopefully gives them more power in negotiations without having to spend or dig through 10+ year old government websites. It's literally the reason I made it.
We only really launched 2 weeks ago and we get visitors but not many actually searching, so if you don't like it or it's not useful then feel free to let me know how you think it should be better!
