Looking to shift around GaurCity/Dmart area

For context, I currently stay in Sec-168 Noida along with my wife in a 3BHK setup with rent: 28.6k and maintenance : 5.5k. My office is in Sec-132 (near Max hospital) and hers is in Sec-63.

We have a few problems here =>

1. Societies are way too bad (those which are in our budget)
2. Wife's office is too far as she is the one traveling via Uber/Rapido( I drive to my office)
3. Maintenance amount is too high and societies conditions are shit compared to that.

So, to avoid these problems, i was thinking of Sec-76, but the budget is an issue for me there. Its too costly(2BHK around 32k rent in Hyde Park).

Now, I am looking forward to the area around D-Mart. My requirements are =>

1. 2.5/3BHK around 1400-1600sqft.

2. Should have proper amenities (swimming, badminton and other stuffs)

3. Should have a good open space inside.

4. Rent Budget: 23-28k ish (inc. maintainence)

5. Basement should not be flooded during rains(a very common problem here).

6. Building materials need to be good unlike the PARAS/SUPERTECH socities

I don't know if my demands are not possible to meet under my budget, but i would appreciate your help in this matter.
