Piramal Vaikunth Feels Like an Experiment

Real-estate

My experience living at Piramal (less than a year), why I'm selling my apartment

I bought an apartment here because I trusted the Piramal brand. Knowing that reputed companies like TATA and L&T were associated with the project gave me confidence that the construction quality would be excellent.

Unfortunately, my experience has been the complete opposite.

  1. Cracks developing on the walls. The Piramal team attributed this to interior/fit-out work being carried out in neighbouring apartments. However, I've lived in local older residential buildings for years where neighbours regularly renovated their homes, and I've never seen wall cracks appear as a result.
  2. Water leaking through the window corners. Not just minor seepage, during heavy rains, water literally flows in through the window corner and into the apartment.
  3. Bathroom floor issues. Air or water bubbles can be felt beneath the bathroom tiles when you step on them, which raises concerns about the quality of the flooring and waterproofing.
  4. Mushrooms growing from the bathroom door frame. This is a clear indication of persistent moisture and dampness, something no homeowner expects in a relatively new property.
  5. Overcrowded amenities. Both the cluster-specific amenities and the common amenities often feel overcrowded, making it difficult to enjoy the facilities despite paying a premium.
  6. Too few lifts for the number of residents. Waiting 5–10 minutes for a lift during peak hours isn't uncommon. More importantly, in the event of a medical emergency, those delays could become a serious concern. Even on normal days, it's awkward when guests are left waiting for an extended period just to reach your apartment.

Within less than a year of moving in, I've faced multiple issues. These are just the major issues there have been several other day-to-day problems that have made living here disappointing.

Another concern is the amenities. Even today, the cluster-specific and common amenities already feel inadequate for the number of existing residents. During peak hours, they can get crowded, and it's difficult to fully enjoy the facilities that were one of the key selling points of the project. With new towers and phases being launched, I'm genuinely concerned about how these same amenities will handle a much larger population in the future.

Recently, I received a call from the sales team informing me that new towers are being launched and asking whether I'd be interested in buying another apartment here.

My answer was simple: I'm planning to sell the one I already own.

I've decided that my next home will be with a trusted local builder who has a proven track record, rather than buying purely based on a big brand name.

This is post meant for anyone considering buying here. Before investing your life's savings, visit the property, spend time there, and most importantly, talk to actual residents not just the sales team. You'll get a much clearer picture of what day-to-day life is really like.

Lesson learned: A well-known brand name doesn't automatically guarantee quality. Do your own due diligence, speak with existing residents, and make an informed decision before making one of the biggest financial commitments of your life.
