How to protect our house from bad tenants?

We had a really bad experience with our first tenants. They trashed the place, never cleaned it, smoked inside and even burned some items. It took us a lot of money to get it back to what it was and still not there yet - we cannot seem to get the smell out, not even after repainting. Their deposit was too small and they didn’t pay the last rent so most reparations amd cleaning were out of pocket. They also took some things such as the lawn mower. We didn’t want to start a legal action against them as this was stressful enough. We just want to move on and find better tenants and have some measures.
For example, besides a higher deposit (we found out that 5k is the minimum to repaint and fix the garden at least).
What can I do regarding the kitchen? Its not new but has some expensive items from Neff. Should I ask for Ablose? If so, how to calculate it? When we first rented we thought Ablose is absurd…but now I am afraid of potential damages.
How can I enforce them to water the garden? I found it completely dry and full of cigarette buds. We had to dig everything, it was terrible.
