[Need Advice] Watchman in my building has been making my life difficult for 3 years, what can I do?

I’ve been living in my apartment for 3 years. I moved in directly through the owner, no agent involved. I think this is why the watchman has never liked me, he probably didn’t get his usual cut. Also I don’t get my car washed through him, which I think adds to it.

The guy has been in this building for 8 9 years which is unusual, most buildings I know change watchmen every year.

Here’s what’s been going on:
• He’s straight up rude to me. Talks to me with zero respect, very dismissive, while he’s perfectly fine with other residents.
• I once asked him about an extra parking spot and said I’d pay for it. He told me there were none available. Later I found out my neighbor got one. He just didn’t want to give it to me.
• These days whenever I’m in the lobby, if he’s around he’ll play TikTok loudly, bang things, talk loudly. Feels very deliberate. I just ignore it but it’s getting annoying.

I want to raise a complaint with the agency but my biggest worry is I don’t want to make this worse. He’s been here a long time and has the agency’s trust. I don’t want him making up complaints against me and risking my apartment.
Has anyone dealt with something like this? What steps can I take?
