Level 3 Survey Queryv
Hi everyone,
Hopefully someone can offer some advice from experience as we’re seeking it from all corners of the internet at the moment for peace of mind.
We had a level 3 survey completed and we have two items on it that were unsure of;
- General Condition to exterior front elevation “The brickwork and mortar pointing are generally in good order. However, there is a large vertical
crack in the bay under the window. This crack measures approximately 4mm in width at the top
and tapers down to approximately 1.5 mm in width at the bottom, and appears to pass through the
DPC. The crack is clearly old and has been there for some time, and does not appear to be
reflected internally. However, given the cracking seen on the ceilings and the walls at high level in
the lounge, this crack will require further investigation. Condition rating 3.”
Then relating to this on the interior;
“The ceilings are in fair condition throughout, with little cracking seen to the main ceilings or areas
of sagging or de-bonding. However, I did note cracking to the coving details in the lounge, which
are likely related to the movement discussed in Section D4. Once the cause has been resolved,
these areas can be repaired with normal decoration or plaster repairs. Condition rating 2.”
Is this worth being worried about? It’s was built in 1929 for reference. I’d rather not pay for a structural engineer if possible, especially if they confirm it’s just historic and not worry about which seems to be the consensus with our research so far!
