House bump out help - mudroom/laundry room/garage
We’re trying to think long-term about our house and would love some outside opinions.
We have a classic Cape-style home at around 1,300 sq ft, and our biggest frustration is the current entry situation. The side door from our driveway is our main entrance, but it opens directly into the kitchen. We absolutely hate it. There’s no drop zone, no place for shoes, coats, bags, dog supplies, or everyday clutter, and we’re thinking ahead to growing our family and needing a much more functional entryway.
We have space along the side of the house where we could add on going over some existing driveway (we have a long driveway can fit three cars now), and we’re trying to decide between two paths:
Option 1: Prioritize our current needs/space
Build a larger multi purpose entry space, mudroom, laundry room addition with plenty of storage, lockers, space for shoes/coats, and washer and dryer (currently in the kitchen and would love to move these) This would solve our biggest day-to-day problem, but it would likely mean giving up the possibility of ever having a garage.
Option 2: Preserve the garage option.
Build a smaller mudroom/entryway now that leaves enough room to add a one-car attached garage in the future (would be small given the space we have). We could also potentially build a larger detached garage in the backyard someday if we maintain access, since our backyard is very large.
Our dilemma is: do we design around the possibility of a garage, or do we prioritize the space our family would actually use every single day?We live in New England, so we know garages are valuable, but we’re wondering how much future resale value, or long term needs we’d lose by choosing a larger mudroom instead.
Looking for thoughts from peope in simliar situations or in the real estate world:
- Build the larger mudroom and forgo ever having a garage?
- Build the smaller mudroom to preserve the option for a future garage?
Would love input from anyone who has added an entry way for laundry and storage to similar house and the size.
