Bulwark Serene Meadows vs Assetz City of Palms. Which would you buy for a 5–10 year investment?
Hi everyone,
I'm trying to decide between two plotted developments near North Bangalore and would really appreciate opinions from people who know the market well or have invested in either project.
Option 1: Assetz City of Palms
- Price: ~₹9,000/sq ft (negotiable)
- Reputed Category A developer
- Full upfront payment (no construction-linked tranches)
- Possession expected in about 6–7 months
- Strong branding and township appeal
- Premium pricing
Option 2: Bulwark Serene Meadows
- Around ₹6,000/sq ft
- Lower entry price
- Similar North Bangalore growth story
- Less established brand compared to Assetz
My objective is capital appreciation over the next 5–10 years, not building a house immediately.
Some questions:
- Which project has better appreciation potential?
- Is Assetz worth paying roughly a 50% premium, or is most of the upside already priced in?
- Does the stronger brand actually translate into higher resale value and liquidity?
- Which project would you personally be more comfortable holding for 5–10 years?
- Are there any concerns (location, connectivity, water, legal, execution, future supply, etc.) that I should know about for either project?
I already understand the basics about STRR, airport growth, KIADB, and North Bangalore development. I'm looking more for practical investor experiences and resale insights rather than marketing material.
Thanks in advance!
