recently ran the numbers on a 335k houston listing, heres what i found it to pocket
the adress is 5414 foresthaven dr, houston. its listed at $335k, and zillow's rent zestimate says $4,005. so thats a 1.2% rent to price ratio, which basically never happens anymore, so on the surface it looks like the best thing on the page.
the actual numbers are that the cash flow is $186/mo, cap rate 7.4%, cash on cash 3.3%. so its not a bad deal, but nowhere near what the headline ratio promised, since tax, insurance, and reserves eat most of the rent before it gets to you.
all of this took about ten seconds to get there with the tool i built called Mortar, which is kind of the point, this used to cost me twenty minutes a listing in a spreadsheet. drop a zillow link in the comments and ill run yours too.
if you want to check it out yourself, just search up Mortar in the Chrome Web Store or just click the link in my profile.
