Please Suggest a good 1 bedroom property for investment under AED 1 million?

I am a salaried person planning to invest my hardearned savings in a 1 bedroom property.
This property is only for investment and not for my own stay. My budget is around AED 1 million.

I am looking for a project with a good payment plan. I can use some amount from my current savings and pay the remaining amount slowly from my salary. I do not want to take too much financial pressure with the family around.
My plan is to keep the property for few years and sell it later if the value increases. Rental income after handover will also be helpful, but my main aim is good price appreciation and easy resale.

Currently, I am checking these two projects:
Linar by Alef in Al Mamzar, Sharjah. The price is around AED 1 million for a bigger 1 bedroom apartment with full water view.

The Woods by Sobha in Dubai. The price is around AED 1 million, but the apartment size is much smaller.

I have not decided on these two projects. I am open to checking any good project in Dubai.
Which area or project would you suggest within this budget?
Please share your honest opinion about the location, developer, payment plan, future price potential and resale demand.

This is my hardearned money, so I want to be very careful before making any decision. I would especially like to hear from actual property owners and investors.
