Woolwich 2bed flat - new flat came to market priced so much lower than neighbours? a gem or a catch?

in exact same building, there are:

- 350k for 2 bed / 1 bath - exactly the same but i actually like the decor of this 325k better and no neighbours!

- 375k for 2 bed / 2 bath (50k+ for 1 more bathrom doesnt make sense??)

- 2x 400k for 2 bed / 2 bath

- 425k for 2 bed / 2bath

and the building next door is 1x 395k and 2x 400k flats for 2 bed 1 bath

EDIT - how does the asking price work here

50k more for 1 more bath? 75k more for the building next door?

is it really that much more for small differences like which direction the flat faces?

or are the other sellers just unrealistic?
