Renting a 2BHK: Landlord promises full renovation before move-in AND there's zero security deposit. What should I check?

Urgent

Hey guys, needing a quick sanity check. I'm finalizing a 2BHK here in Ahmedabad today.

The flat is currently in pretty rough shape, but the owner is promising to completely renovate it (new furniture, new appliances, paint, everything) before I actually move in.

The most interesting part: There is no security deposit required for this deal at all.

Honestly, my gut feeling says there's no scam or cheating going on here, especially since they aren't trying to lock me in with a massive deposit upfront. But since I'm fully relying on them to fix it up before my move-in date, I still want to play it safe and get some outside perspective.

Has anyone dealt with a "zero deposit + full renovation" deal before?

What should I explicitly put in the rent agreement regarding the renovation timeline and the promised furniture?

Any specific red flags I should look out for today while finalizing the token amount?

Just want to make sure I don't end up with a delayed move-in or a half-finished flat. Thanks!

Since there is no security deposit holding you back, your biggest risk right now is just wasting your time if they delay the work. Do you want me to write down the exact wording for the clauses you should demand in the rental agreement to enforce their renovation timeline?
