Before You Spend ₹70 Lakh, ₹1 Crore or More on a Home... Read This.

Real estate

Buying a home doesn't begin with choosing a builder. It doesn't begin with choosing a floor plan. It doesn't even begin with visiting project sites. It begins with one decision that will affect your daily life for the next 10–20 years: Choosing the right location. And that's where most buyers get confused.

Let's say your budget is ₹2 cr. Suddenly, five or six different localities fit your budget. Every project claims to be premium. Every locality has good reviews. Every YouTube video says it's a "future growth corridor." AI summarizes everything in seconds.

Now comes the difficult part. Which locality is actually right for YOU? Not for everyone. For your lifestyle. For your family. For your commute. For your long-term plans. Because a locality that makes perfect sense for an investor may be the wrong choice for a family with school-going children. A retired couple will prioritize completely different things than someone working in BKC or Powai. The same budget can lead to completely different recommendations depending on who is buying.

That's why I don't believe in recommending a "best locality." I help buyers identify the best locality for their specific requirements. Instead of spending weeks trying to compare dozens of opinions, I provide a structured, personalized locality assessment that ranks suitable locations based on your priorities, explains the strengths and weaknesses of each option, and helps eliminate locations that don't fit your needs. The goal isn't to convince you to buy somewhere. The goal is to help you avoid buying in the wrong place. Choosing the Right Locality Is Only the First Decision.

Once you've shortlisted a property, another important question appears. Is this project actually worth your money? This is where most buyers depend entirely on brochures, sales executives, or online reviews. I prefer to verify. I help buyers evaluate aspects that are difficult for most non-technical people to understand, including:

  1. Builder track record
  2. Floor selection
  3. Layout efficiency
  4. Fire safety analysis
  5. Parking selections
  6. Staircase suitability
  7. Project approvals
  8. Technical documents analysis
  9. Geotechnical (soil investigation) reports
  10. Engineering risks that could affect long-term safety and durability

Why Geotechnical Reports Deserve More Attention

Most buyers carefully inspect the apartment they'll live in. Very few ask about the ground beneath it. Yet every building depends on the quality of the soil and the engineering decisions made before construction even began. The recent Bengaluru high-rise incident is a reminder of why this matters. -Buying a Flat? Don't Ignore the Land Underneath-A Lesson from the Bengaluru Tower Case That's why I believe due diligence shouldn't stop at brochures or sample flats. Long before this incident became national news, I had already shared geotechnical observations with one of my Mumbai clients because I believe understanding the land beneath a building is just as important as understanding the apartment above it.

I Also Believe Buyers Should Have More Negotiating Power. If I have multiple clients interested in the same project, I'll connect them beforehand (with everyone's consent). A group of informed buyers often has a stronger negotiating position than one buyer negotiating alone. If that helps everyone secure a better price or better commercial terms, it's a win for everyone.

Want to Do Your Own Research First? Absolutely. In fact, I encourage it. That's why I've created educational resources that anyone can use.

Book:- 101 Costly Mistakes Indian Homebuyers Make Before, During, and After Buying a Flat. A practical guide to help buyers avoid expensive mistakes before they sign an agreement.

Free Total Property Cost Calculator: -Estimate the actual cost of buying a property not just the agreement value.

Free Flat Comparison Tool: -Compare apartments objectively using a structured decision framework instead of relying on emotions or marketing brochures.

I also regularly publish educational articles on-concretetruths because I believe informed buyers make better decisions.

Why I Started Offering This Service :In countries like the US, UK, and Australia, independent home-buying consultants and due diligence specialists are common. In India, many buyers still spend months searching for a home but almost no time verifying whether they're making the right decision. Then, months after moving in, they discover problems they wish someone had pointed out earlier. That's exactly what I'm trying to change. The cost of proper due diligence isn't even 1% of the property's value. But it could save you from a decision you'll be living with for the next 20 years. Because you can renovate an apartment. You can replace flooring. You can remodel the kitchen. But you can't move the building to a better locality. And you certainly can't change the soil beneath it. If you're investing your life's savings into a home, make sure your decision is based on more than marketing brochures or a 30-minute site visit. Sometimes, the most valuable investment isn't the flat itself it's making sure you've chosen the right one in the first place.
