Renting profile

Hey! I’m a doctor who’s planning to moving to Germany soon for the recognition process.
I have read a bit about renting in Germany but would appreciate any advice especially when it comes to the following questions.
1- What do I need to mention on my renting profile/ first text when contacting Landlords ?
2- What are the most important things I should know and look out for with renting?
3- What kinds of questions should I ask landlords, both generally and during interviews?
4. ⁠How can I make a good impression or 'stand out', so my application can be more highly considered for acceptance ?

Ps : I can speak German and my source of income will mostly be the blocked account, as well as financial support from my parents
