Help to build/buy gaming pc 1500CAD budget

Hey everyone! I’m looking for some opinions on buying a pre made or building a gaming PC. I live in Canada and am hoping not to spend more than $1500 total.

This PC would ideally be used for the Sims with additional mods and CC, as well as some other games. It wouldn’t be to run “beefier” games since I have a console for those.

My current PC specs are below:

Processor: intel(R) core(TM) i7-3770 CPU @ 3.40GHZ 3.40 GHZ

Installed RAM: 16.0 GB

Graphics Card: NVIDIA GeForce GTX 970 (4 GB) intel(R) HD Graphics 4000 (32 MB)

Storage: 466 GB SSD Samsung SSD 870 EVO 500GB, 238 GB SSD Lexar 256GB SSD

Device ID: B5C18115-46A8-412F-B3EA-7BCC94C3B1AD

Product ID: 00326-1000-00000-AA668

System Type: 64-bit operating system, x64 based processor

Thanks in advance for any help!!
