Buying property in Spain as a foreigner – what costs surprised you?

Education

I've been researching the process of buying property in Spain and one thing that keeps coming up is how easy it is to focus on the advertised property price and forget about everything around it.

For example, someone sees a €200,000 apartment and thinks:

"Okay, I need €200k."

But the actual transaction can involve taxes, legal fees, notary, registration, valuation, mortgage-related costs and other expenses.

And then there are the ongoing costs:

  • IBI
  • Community fees
  • Insurance
  • Maintenance
  • Utilities
  • Property management

I'm curious what surprised people who actually went through the process.

What was the one cost you didn't expect when you bought property in Spain?

I'd be especially interested in hearing from people who bought their first Spanish property as a foreigner.
