Is 4.5 km beyond Varthur Police Station a good long-term bet?

I’ve been living around Panathur Road for 9+ years, so I’ve seen the area change quite a bit.

Back in 2018, the area beyond the underpass was still quite undeveloped and even felt unsafe to travel through. Until around 2023, growth was gradual, but over the last 2+ years, development has accelerated significantly—more apartments, higher population density, and commercial activity.

Now, there seems to be very little vacant land left up to Varthur Police Station. This makes me curious about the next phase of development.

Will development continue from Varthur towards Chikka Tirupathi Road and beyond Varthur Police Station?

There are already many apartments and plotted developments in that direction, but the roads are still poor and there are small village pockets every couple of kilometres.

I’m considering buying a plot and eventually building a house around 4.5 km beyond Varthur Police Station.

Do you think this area has the potential to develop similarly to the Panathur–Varthur corridor over the next 5–10 years, or will the poor roads and scattered village settlements limit development?
