How to post a Loan Estimate safely: what to redact before uploading

Pinned

A Loan Estimate is one of the best documents for comparing mortgage offers, but it may contain enough information to identify you or the property.

Before posting one publicly, make a separate copy and redact it carefully.

Always remove

  • Borrower and co-borrower names
  • Property street address and unit number
  • Personal phone numbers and email addresses
  • Loan, application, account, or reference numbers
  • Signatures or initials
  • Barcodes and QR codes
  • Lender portal links or access codes
  • Employer names or other details that could identify you
  • Any government ID, Social Security number, date of birth, or banking information if it appears in an attachment

Consider using only your state or broad metro area if location is relevant. Avoid a city, ZIP code, unusual property description, or other combination of details that could identify a unique transaction.

Usually useful to leave visible

  • Purchase or refinance
  • Loan type: conventional, FHA, VA, USDA, or other
  • Fixed or adjustable rate
  • Loan term and loan amount
  • Interest rate and APR
  • Points and lender credits
  • Rate-lock status and expiration date
  • Origination charges and other closing-cost sections
  • Estimated cash to close
  • Principal and interest, mortgage insurance, and estimated escrow
  • The Page 3 comparison figures
  • Loan Estimate issue date

Those fields give reviewers the context needed to compare the offer. If any visible detail makes you uncomfortable, type the numbers into the review template instead of posting the document.

A safer redaction process

  1. Duplicate the original file and work only from the copy.
  2. Use a true redaction tool or place solid, opaque boxes over sensitive fields.
  3. Export or print the redacted version to a new PDF, or take screenshots after redacting. Do not rely on translucent highlighting or removable PDF annotations.
  4. Reopen the exported file and try selecting, copying, or zooming into the covered text.
  5. Inspect every page, thumbnail, margin, barcode, and attachment before uploading.
  6. Assume anything posted publicly could be copied or remain accessible after deletion.

If you are uncertain, do not upload the document. A typed summary using the community template is enough for a useful discussion.
