Help! [MD]

Hi! Long story, apologies in advance, TL:DR at the bottom.

Me and my husband were homeless for a few months. We found this rental and it was in our budget so we jumped immediately. (This was May 2025). We noticed small things with the house immediately. The water wouldn’t come through the shower when you turned it on, every other water feature worked. The landlord sent a repair guy out, he spent 3 hours working on it. Changed the faucet, filter, etc. Went to the hardware store twice. My neighbor (duplex, also renter) came out and told the guy, “hey, the valve is right here, it looks like it’s turned off.” (I was at work at the time, along with my husband. We are 19 & 22, new to houses). Then we noticed there were a few holes that field mice were coming in, we got spray foam and filled the holes. Replaced rotten deck board (my husband fell through it). Etc etc. In November, the electric really started being weird. We thought there just were 1-2 outlets that didn’t work because it was a very old house. It progressed. The power would surge (lights dim and brighten severely, flicker, etc.). The refrigerator took a crap and we replaced it. Noticed it wouldn’t get cold, the power kept surging and it wouldn’t run long enough to cool. Got a mini fridge, still using it. We haven’t had a microwave in a year (not really that big of a deal). Our landlord never gave us a lease or any paperwork. We want to have her fix up the house so we can stay here, but I don’t want her to double our rent due to severity of repairs.

TLDR-
Landlord never gave lease documents. House needs severe repairs (electric barely works, using a mini fridge for a year now.) How can I explain to my landlord I want to stay at the property but also not have her double our rent because of house repairs.
