Downtown Dubai residents: the trade-off nobody mentions on the listing

Downtown gets you the Burj, the Fountain, Dubai Mall on foot — genuinely no argument there. What the listings don't mention: a Burj Vista 1 resident flagged "traffic bottlenecks going in and out of the building" and water leakage despite the tower being fairly new. A Burj Royale reviewer loved the facilities and Mall access but noted "a lot of Airbnb units in the building" — short-stay turnover in a residential tower changes the whole feel of the place.

1BR runs AED 100K-160K/year, and chiller here tends to run higher than Marina (AED 500+/month) given the newer high-rise stock.
