BEWARE OF THIS BEDSPACE RENTAL
PUBLIC WARNING SA MGA NAGHAHANAP NG BEDSPACE/ROOM SA ORTIGAS
I honestly didn’t want to post this, pero enough is enough. I’m posting this because I don’t want other people to experience what we experienced.
Her name is Michelle Orpilla. I’ve seen several people complain about their experiences with her in different FB rental/bedspace groups. Ang frustrating lang kasi, based on what I’ve observed, some complaints don’t really get the attention they deserve because she is reportedly connected to/moderates some of these groups.
Based on my own experience, iba yung napag-usapan during viewing compared sa situation after moving in. Magpapakita ng isang place, pero once naka-move in na, may possibility na sabihin na sa ibang unit/place ka pala ililipat, followed by different reasons and explanations.
Another thing we experienced/heard from other tenants is the practice of offering discounts or free rent arrangements, then later there would be requests to borrow money from tenants. Personally, this became concerning because these arrangements can make tenants feel obligated or trapped in the situation.
May history din daw ng barangay complaints involving rental disputes. And if you’re thinking na kapag nagreklamo sa barangay, automatic maaayos lahat—based on what we’ve experienced, hindi ganoon kadali.
What really pissed me off was what happened with some of the previous renters in one of her units.
May mga tenants na allegedly pinaalis kahit may remaining months pa sa kanilang agreement, while there were also unresolved concerns regarding their deposits and money owed to them.
One of the biggest issues involved the utilities. According to the tenants, nagkaroon ng malaking electricity bill—reportedly almost ₱60,000—and they were allegedly not fully informed about the situation beforehand. Eventually, the tenants experienced interruptions/removal of utilities, including electricity and water.
Imagine working people living in one unit, some of them working from home, tapos biglang mawawala ang tubig at kuryente. And when they asked what was happening, the response they received was basically that there was supposedly nothing that could be done.
How is that fair to tenants who were paying and simply trying to live and work peacefully?
There are also people who allegedly paid for viewing/reservation/rental arrangements but eventually did not proceed because the terms supposedly changed or weren’t followed as originally discussed. Some of them are still allegedly waiting for their money to be returned.
And yes, there’s also a broker involved whom several people have raised concerns about. I’m not going to make claims about their relationship or call anyone guilty of anything without proof, but if you’re dealing with either of them, PLEASE DOCUMENT EVERYTHING.
Screenshots. Receipts. Contracts. GCash/bank transfers. Conversations. Promises made during viewing. Everything.
I’m posting this because she is connected to rental/bedspace communities where prospective tenants are actively looking for places, and people deserve to hear other tenants’ experiences before handing over thousands of pesos.
I’m not asking anyone to blindly believe this post. Do your own investigation. Ask previous tenants. Search for complaints. Ask for a written contract. Confirm the exact unit you’re going to occupy. Don’t rely solely on verbal promises.
To the people who experienced similar situations: keep your receipts and evidence. Don’t delete anything.
We’re currently compiling our documentation and looking at the proper channels where these concerns can be raised.
And Michele, if this reaches you—this isn’t about drama anymore. People are documenting what happened, and we’re not just going to stay quiet.
You can explain your side, and we can present ours. But please don’t expect people who have allegedly lost money, deposits, time, and peace of mind to simply forget about it.
To anyone planning to rent from her: PLEASE DO YOUR RESEARCH FIRST.
A cheap room, discount, or free month isn’t worth it if the arrangement eventually becomes a bigger problem.
Protect your money. Protect your receipts. Protect yourself.
That’s all I’m asking
