Should we sell our house in Manila and move to the province? Need advice!

Hi everyone! Need some advice from people who have been in a similar situation. 😅

We currently own a house and lot here in Manila, around 60-ish sqm. I’m planning to move out na rin within the next 1–2 years, and I also have a sibling na baka magmove out na rin soon.

Both of my parents are seniors na, so eventually, sila nalang din yung maiiwan sa house. And honestly, parang masyado nang malaki yung house dito sa Manila for just the two of them.
I’m also planning to move to the province, kaya ngayon nagcocontemplate ako kung ano ba yung mas magandang gawin and saan medyo makaka less?

Option 1: Ibenta namin yung house and lot here in Manila, then use the money to buy a house and lot in the province for my parents.

Option 2: Ibenta yung house and lot, bumili nalang ng lot sa province, then magpatayo ng bagong house specifically for my parents and their needs.

I’m leaning towards moving them to the province since mas peaceful, less crowded, and potentially cheaper yung cost of living. Pero iniisip ko rin yung accessibility, especially since seniors na sila. Baka naman masyadong impractical if malayo sa hospitals, groceries, etc.

For those who have done something similar, is this a good move financially and practically? Would you recommend buying an existing house or buying a lot and building from scratch?
Also, what other things should I consider before selling our current house in Manila? Any advice, pros/cons, or things you wish you knew before making a similar decision would be really appreciated.
