New Build (Zero Upgrades)
Morning,
currently in the process of signing the P&S for a new build and flirting with the idea of choosing zero upgrades & over time, change things we truly feel the need to upgrade. Honestly, choosing the home because it’s a new development in a cul de sac, having just had a child, I want a single family residence in this type of neighborhood. We love the layout of the house, and that’s why we feel comfortable deferring upgrades, at least for now. A rough idea of the financials:
Home Price $729k
Lot Fee $15k
Total $744k before any upgrades
*important to note, planning to roll about $550k equity into this, so when all is said and done come closing (5% due early in process at p&s), we’ll owe about $194k + 20-25k closing costs.
anyways, as I’ve reviewed a ton of info, it’s a mixed bag. Some foregoing upgrades but a wide array of data saying you’ll spend nearly 10% of sale price in upgrades, which honestly sounds a bit defeating. While we can absolutely afford this, I feel more comfortable making these changes over time as opposed to accumulating a large mortgage.
Looking for some perspective & if anyone else went the path of zero upgrades, keeping a minimal mortgage, and modifying over time.
