With thousands of new launches in Dubai, how do you decide what's actually worth buying?

One thing I've noticed recently is that finding a property in Dubai isn't the difficult part anymore. Choosing the right one is.

Every week there are new launches, attractive payment plans, and thousands of listings competing for attention. For investors, the challenge has shifted from finding opportunities to filtering them.

I recently read an analysis of Dubai Land Department transactions showing that transaction volumes have slowed compared to last year—but they haven't fallen off a cliff. That feels like an important distinction.

To me, it suggests the market is becoming more selective rather than disappearing.

If I were evaluating a project today, I'd probably ask:

  • Has the developer consistently delivered previous projects?
  • Is there genuine long-term rental demand in the area?
  • What are the service charges and total ownership costs?
  • How much future supply is coming into the same community?
  • Does this project fit my investment strategy, or is the payment plan influencing my decision?

I'm curious how others here think about it.

If you had to eliminate 80% of the projects currently on the market, what would be your biggest reason for saying "no"?
