Soho Place - ticket returns/resale/refund

I have two extra tickets to a play in Sohoplace due to a friend no longer being able to travel. Soho Place told me they can try and sell them for me on the day of the performance if I return them, with no guarantees. Just wondering if anyone has any experience with returning tickets to them and getting a refund after resale? Thanks!
