Office cleaning and painting in Dublin: what to agree before work starts

Full disclosure: I own WEPRO Cleaning and WEPRO Renovations. Both businesses take commercial work in Dublin.

Cleaning and painting are often quoted as simple labour, but most disputes come from details that were never written into the scope. If you manage an office or commercial property, I would ask each contractor to confirm the following before work starts.

For office cleaning:

- the exact rooms, surfaces and tasks included;

- visit frequency and which tasks are weekly, monthly or periodic;

- whether equipment, chemicals and washroom consumables are included;

- access times, keys, alarms and responsibility for locking up;

- who covers staff absence and what happens after a missed visit;

- how completed work is checked and how problems are recorded and corrected.

For office painting:

- the rooms and surfaces included, plus anything specifically excluded;

- preparation work, filling, sanding and minor repairs;

- paint brand, finish, colour, number of coats and drying time;

- protection and movement of furniture, floors, screens and equipment;

- working hours, ventilation, waste removal and the final snag check;

- how additional repairs or changes to the scope will be approved and priced.

If both jobs are planned, the most practical sequence is usually repairs and surface preparation first, painting second, snagging and touch-ups third, and the final deep clean last. Cleaning before sanding or touch-ups normally means paying for part of the work twice.

The quote should also state VAT, parking or access costs, exclusions, payment terms, validity period, insurance and the process for correcting missed items. A short site visit generally produces a more reliable fixed scope than a headline hourly rate.

I’m sharing this as a practical owner’s checklist, not as a disguised customer recommendation. I’m happy to answer general cleaning or painting questions publicly.
