Finish options

I’m in the final stages of a dining table I’ve been working on for family. The table will be used at a rental property, so we won’t have complete control over how it’s maintained. I’m looking for a reasonably durable finish, but am trying to avoid a film finish because the top is made of thick (2-1/4”) red and white oak planks that have already shown some minor movement. I recognize the table may be subject to some degree of abuse or neglect because it will be in a vacation rental, but I feel like a breathable finish may be more practical. I’m looking at Rubio polyx currently. Any other options I should consider?
