Planning to buy a 3BHK apartment 1720 Sq.ft apartment

Hi. I am planning to buy a 3BHK 1720 Sq.ft(SBA) apartment in a G+4 building for 85L in Horamavu. Each floors will have two flats. It's under construction and handover will be by next year June.

It's located in a decent area and near to shops, schools, upcoming metro. Builder is asking to pay 40L in three months and rest all has to be paid during registration.

I need all your valuable suggestions to know if it's worth buying at this rate. I also want to know what are all checkpoints I should consider or ask builder before proceeding.
